A short form helps us prepare — nothing complicated, just the basics on what you want to discuss. For deal-specific calls, share whatever property details you have available so the conversation is as useful as possible.
We talk through your situation, the property or decision in front of you, the risks worth weighing, and the questions worth asking. Honest, focused, and built around what you actually need to figure out.
If deeper work makes sense, we'll outline what that could look like. If the call gave you what you needed, we'll tell you that. We'd rather point you in the right direction than recommend work that doesn't fit.
Property Analysis & Strategy, Underperforming Property Plan, Portfolio Review
Start with an Intro Call (up to 15 minutes) so we can confirm the engagement is the right match before any paid work begins. We talk through your situation, the property or portfolio in question, and the decision you're trying to make.
If we don't think we can deliver useful analysis — because the market data is too thin, the property records are incomplete, or the scope isn't a fit — we'll tell you upfront. We'd rather turn down a project than take it on without being able to deliver value.
We send an engagement letter outlining the scope, deliverables, timeline, and pricing. Once it's signed, a short intake form captures the property details we need to begin.
This is where the real work happens. We review the property, the market, the numbers, the financing, the rent strategy, the renovation scope (if applicable), and the exit options. Where information is missing, we ask.
You receive a written strategy document with our findings and clear recommendations. We then schedule a review call to walk through the work, answer questions, and discuss next steps.
Your engagement includes a review call to walk through the report and answer questions. For 30 days after delivery, we're available for brief clarifications about the report itself. New information, changing circumstances, or additional analysis is handled through a new engagement.
